Brick repair that disappears into the wall
Good brick repair is invisible after a season. That takes the right brick, the right mortar and someone who cares about the joint profile. Here is what a visit covers.
- Spalled brick replacement: damaged units are cut out to the full depth, the cavity cleaned, and a matched brick set in fresh mortar.
- Mortar color and strength matching: sand, cement and lime proportions match the hardness of the original mortar, and the color is tinted to blend with weathered joints.
- Repointing and tuckpointing: deteriorated joints ground to a sound depth, cleaned, dampened and repacked in lifts, then tooled to match the existing profile.
- Steel lintel replacement: rusted, bowed lintels above windows, doors and garage openings are removed, the brick above supported, and a new galvanized lintel installed.
- Steps, porches and piers: loose treads reset, crumbling risers rebuilt, porch piers and knee walls repaired on a solid base.
- Crack repair: step cracks stitched or repointed, and the cause, whether settlement, a failed lintel or water, addressed so it does not return.

Brick outlives everything around it
The Brick Industry Association notes that brick masonry routinely lasts a century or more when mortar and drainage are maintained. Most Cleveland brick is not failing because it is old. Water got in.

Mortar should be weaker than the brick it holds so the joint takes the wear. Hard Type S or M mortar on old soft brick pushes the stress into the brick, and faces pop off within a few winters. Matching the type is the whole game.

Brick damage you can spot from the sidewalk
Catch these early and the repair is a handful of bricks. Wait a few winters and it is a section of wall.
Flaking or missing brick faces
Spalling starts as a blister and ends as a crater. Each exposed core soaks up water and spreads the damage to its neighbors.
Rust stains under a window
Brown streaks below a lintel mean the steel is corroding and expanding. It will lift and crack the brick above it.
Step cracks near corners or openings
A staircase crack through the joints usually points to a failed lintel, settlement or water pressure behind the wall.
White powder on the surface
Efflorescence shows water moving through the brick and leaving salt behind. Find the entry point before repainting.
Steps that wobble or tilt
Treads that rock have lost their mortar bed. A porch that leans has a pier or footing issue below it.
Bulging or bowed sections
A wall that is no longer flat has lost its ties or its lintel. This one needs a look soon.
Mortar you can scrape out with a key
Sound mortar resists a key. If it powders and falls out, water is already getting behind the brick every time it rains.
Gaps around windows and doors
Open joints where brick meets a frame let water run straight into the wall. It is a small repair now and a big one later.

Remove and rebuild
Damaged brick and failed mortar come out cleanly with grinders and chisels, never with brute force that cracks good units. New brick and mortar go in, tooled to match.
Cure, clean and protect
Fresh work is kept damp to cure, excess mortar is cleaned off without acid burns, and a breathable sealer goes on afterward where the wall needs it.

What changes the price of brick repair
The price depends on how much comes out, how high it is and what it takes to match. The inspection answers those, and you get a firm written price before any work starts.
Number of units and joint length
Ten spalled bricks on a garage wall is a short visit. Forty linear feet of repointing on two elevations is a couple of days.
Height and access
Ground level work needs no staging. Second story walls and chimney tops need ladders, planks or scaffold and safety time.
Structural pieces
Replacing a rusted lintel means supporting the wall above it. Rebuilding steps means checking the base underneath. Both add labor beyond the brick.

Questions we get about brick, answered
Can you match my old brick exactly?
Close enough that a visitor will not spot it, in most cases. We use reclaimed brick from the same era for pre 1960 homes and tint the mortar to the weathered color of your joints, not the color they were when new.
Why did my previous brick repair fail so quickly?
Almost always because the mortar was harder than the brick, or the water source was never fixed. Hard mortar transfers freeze stress into the brick face, and the brick loses. We test the existing mortar and match it.
What is spalling and can it be stopped?
Spalling is the face of a brick breaking off after water inside it freezes. Spalled bricks are replaced, the water source is addressed, and a breathable sealer slows future absorption. Caught early it is a small repair.
Do you replace steel lintels?
Yes. A rusted lintel swells and cracks the brick above it. We support the wall, remove the old steel, install a new galvanized lintel with proper bearing and flashing, and rebuild the disturbed brick.
When is the best time of year for brick repair in Cleveland?
Late spring through fall, when temperatures stay above about 40 degrees so mortar can cure. Urgent winter repairs are possible with heated enclosures. Book early, since the freeze damage list is longest right after the thaw.
Is brick repair covered by homeowners insurance?
Sometimes, when the damage comes from a sudden event like a storm, a fallen tree or a vehicle strike. Gradual deterioration usually is not. We provide photos and a written scope adjusters can work with.
