Signs your chimney needs repair, not just a sweep
Chimneys rarely fail overnight. They leave clues for a season or two first, from the yard, the attic and the hearth.
Water stains near the chimney
A brown ring on the ceiling or a damp wall beside the chimney is almost always flashing, crown or brick, not the shingles.
White streaks on the brick
Efflorescence is mineral salt left by water moving through the masonry. Where you see it, water has been inside.
Brick faces popping off
Brick chips in the flower bed after a thaw mean the freeze and thaw cycle is winning. The chimney loses structure every winter.
Rust in the firebox or on the damper
Rust means moisture is reaching the inside of the flue, usually through a missing cap or a cracked crown.
Tile shards on the smoke shelf
Pieces of orange clay behind the damper are broken liner tiles. The flue is no longer continuous and needs attention before the next fire.
Cracked crown or missing cap
From the ground, look for a jagged top edge or a bare flue tile with nothing over it. Both let water pour in.
Cold air or odor from a closed fireplace
A damper that no longer seals pulls heated air up the flue and lets odor drift down. Often the cheapest fix on this list.
Crumbling mortar you can see from the yard
Deep or missing joints near the top of the stack let water in with every storm. Repointing now avoids a rebuild later.

Chimney repair questions from Northeast Ohio homeowners
Is the leak coming from my roof or my chimney?
Usually the chimney. Roofers patch shingles around a chimney and the stain comes back because water is entering at the flashing, the crown or through porous brick. The drone finds the entry point before anyone patches.
Can chimney repair be done in winter?
Caps, dampers, flashing and liner work happen all winter. Mortar and crown work need temperatures above roughly 40 degrees to cure, so masonry is scheduled on mild days or from spring through fall. A temporary seal holds until then.
Do you repair prefab and factory built chimneys?
Yes. The 1990s colonials in Mentor, Concord and Strongsville mostly have prefab fireplaces with metal chase covers that rust through. We replace chase covers, caps and refractory panels, and we say so when a unit is at the end of its life.
Will my homeowners insurance cover the repair?
Sudden events like lightning, storm damage or a chimney fire are often covered. Slow water deterioration usually is not. We document everything with photos and a written scope, which is what an adjuster asks for.
How long do the repairs last?
It depends on the material, the exposure and how much water the chimney sees. A properly poured crown with an overhang and a cap on every flue outlasts a patch by years. The estimate explains the expected life of each option.
Do I need to be home for the work?
For the diagnosis, yes, so we can show you the footage. For exterior work, no. Interior repairs such as dampers need someone to let us in, and we confirm the window the day before.
