Crown repair that matches the damage, not a one size fix
A hairline crack and a crumbling mortar wash are different problems. After the drone pass we tell you which of these your chimney needs.
- Drone and ladder inspection: close photos of the crown, the flue tile joint and the drip edge, sent to your phone
- Crack sealing: cracks cleaned out, filled with a flexible sealant and bridged so they do not reopen when the flue heats up
- Crown coat: a brushable elastomeric membrane over a sound crown with surface cracking, built to flex through years of freeze and thaw
- Bond break around the flue: a flexible joint where the tile meets the crown so the tile can expand without splitting the concrete
- Crown rebuild: the old wash or broken slab removed, a formed concrete crown poured with a two inch overhang and a drip edge
- Flue tile top repair: cracked top tiles cut back or replaced so the cap seats properly

Why it matters
Why a cracked crown ruins the whole chimney
Water is the enemy of masonry, and the crown is the first line of defense. These numbers explain why we treat a small crack as urgent.
Minimum overhang
CSIA guidance calls for a crown that overhangs all four walls by at least two inches with a drip edge underneath. A flush mortar wash sends every drop down the brick face.

Water expands about nine percent as it turns to ice. Trapped in a crown crack it pries the concrete apart a little more on every freeze and thaw night, and Cleveland gets dozens each winter.

Eight signs your chimney crown has failed
Most of these are visible from the yard with binoculars. Two or more means water is already inside the brick.
Water stains upstairs
Brown rings on a ceiling or wall next to the chimney, especially after a thaw, often start at a crown crack rather than the roof.
Visible cracks or missing chunks
A jagged edge at the top, or a piece of concrete lying in the gutter. That crown is already letting water in.
Spalled brick in the top courses
Brick faces popping off just under the crown mean the top of the chimney has been soaking up water for a long time.
Loose or rusted cap
A cap that rocks in the wind or has rust streaks below it usually sits on a crown that has crumbled around the anchors.
White staining below the top
Efflorescence, the chalky white deposit, is salt left behind as water moves through the masonry and dries on the surface.
Mortar wash instead of a crown
If the top of your chimney is a thin slope of mortar troweled over the brick, it is not a crown and it is probably cracked.
Ice sitting on top in winter
A flat or sunken crown holds water. When that water freezes it widens every hairline crack a little more.
Pieces of mortar on the roof or in the gutter
Gray chunks near the chimney usually came from the crown. It is breaking up and needs attention before the next winter.

Repair, coat or rebuild
Sealing a few cracks and coating a sound crown costs far less than removing a failed slab and pouring a new one with forms and reinforcement.
Chimney size and height
A wide two flue chimney on a steep colonial roof takes more concrete, more staging and more time than a single flue stack on a ranch.
What is under the crown
Spalled top courses or cracked flue tiles have to be fixed before a new crown can sit on solid masonry.

Chimney crown questions we hear every week
What is the difference between a chimney crown and a mortar wash?
A crown is a concrete slab, poured or precast, that overhangs the brick with a drip edge so water falls clear of the wall. A wash is a thin layer of mortar troweled over the top course. Washes were common on older Cleveland chimneys, they crack early because mortar is not made to be exposed, and when one fails we recommend replacing it with a real crown.
Can a cracked chimney crown be repaired or does it need to be rebuilt?
It depends on the depth of the damage. Surface cracks on a crown that is still solid can be filled and covered with a flexible crown coat. If the crown is broken into pieces, too thin, or has no overhang, patching is wasted money and we recommend a rebuild.
What is a crown coat?
A flexible elastomeric coating brushed over the whole crown after cracks are filled. It stretches with temperature swings instead of cracking and keeps water off the concrete underneath. It only works on a crown that is structurally sound and dry when applied.
How long does chimney crown repair take?
A coat and crack repair usually takes a few hours. A full crown rebuild takes most of a day plus curing time before the cap goes back on. The schedule is spelled out in the written estimate.
Will a new crown stop my chimney leak?
If the crown was the entry point, yes. Leaks near a chimney also come from flashing, porous brick and missing caps, which is why we photograph the whole top of the chimney before we quote.
Do you do chimney crown repair in winter?
Whenever the surface is dry and temperatures allow the material to cure, which in Northeast Ohio usually means March through November. In winter we seal a leaking crown temporarily and book the permanent repair for the first mild stretch.
