What a fireplace inspection covers
Every fireplace inspection follows the NFPA 211 levels. Level 1 for a system in regular use with no changes. Level 2 when a home changes hands, the fuel or appliance changes, or something went wrong.
- Firebox and hearth: firebrick, mortar joints, refractory panels, lintel and hearth extension clearances
- Damper and smoke chamber: operation, seal, parging condition and the stage of any creosote
- Flue camera scan on Level 2 visits: every tile joint and liner seam recorded from top to bottom
- Exterior: cap, crown, flashing and masonry, by drone when the roof is icy or steep
- Gas fireplaces: leak test at fittings, pilot and burner operation, venting and the glass barrier
- Carbon monoxide reading in the room while the unit runs
- Clearances to combustibles: mantel, trim and framing measured against the listing or the code
- Written report with photos and video the same day, formatted for buyers, insurers or home inspectors

Why a fireplace inspection belongs on the yearly calendar
The standard is clear and so are the numbers. Most fireplace failures cannot be seen from the couch.
The NFPA 211 requirement
NFPA 211 requires chimneys, fireplaces and vents to be inspected at least once a year, used or not. Idle fireplaces still crack in the freeze and thaw cycle and still collect nests.

NFPA 211 defines three inspection levels. A Level 2 with a video scan of the flue applies on sale or transfer of property, after a chimney fire and whenever the appliance or fuel type changes.

When to book an inspection sooner than the calendar says
Annual is the baseline. These situations move it to this week.
You are buying or selling
A general home inspector looks from the hearth with a flashlight. Lenders, buyers and their agents increasingly want the Level 2 video before closing.
First fire of the season is close
Between April and October, birds and raccoons move into uncapped flues and leaves pack the smoke shelf. Check before you light.
After a chimney fire or storm
A roaring sound, popping or dense smoke from the top means a chimney fire happened. NFPA 211 calls for a Level 2 inspection before the next use.
Smoke or odor in the room
Spillage, a campfire smell in summer or a sharp gas odor all mean the system is not venting the way it should.
Water stains or rust
Rust on the damper or stains on the ceiling near the chimney point to water entry that is also attacking the mortar you cannot see.
Gas unit behaving differently
A yellow lazy flame, soot on the logs, a pilot that drops out or headaches while it runs are all reasons to test for CO and leaks now.
You changed something
A new insert, gas logs, a new furnace sharing the flue or a remodel near the fireplace each triggers a Level 2 under NFPA 211.
More than a year since the last one
Annual inspection is the national standard. A quick look each year is what keeps small issues small.

How the inspection visit runs
History and exterior
We ask how the fireplace has behaved, then check the cap, crown, flashing and masonry from the roof or by drone.
Interior and camera
Firebox, damper and smoke chamber are examined by hand and light. On Level 2 visits the flue camera records the entire liner.
Gas and CO tests
Gas units are leak tested at every fitting, run through a full ignition cycle and monitored for carbon monoxide in the room.
Report the same day
You receive photos, video clips, a plain language summary and, if anything needs repair, a separate written estimate.

What changes the price of a fireplace inspection
The inspection is priced by scope, not by what we hope to find afterward. Here is what moves it, and you get a firm written price before any work starts.
Level 1 or Level 2
Level 1 is visual and quick. Level 2 adds the full flue video scan and a longer report, which is what a real estate transaction or insurance claim needs.
Number of flues and appliances
Many Cleveland doubles and older Shaker Heights homes have two or three flues in one chimney. Each fireplace and each flue is inspected separately.
Access and add ons
A steep or icy roof may call for the drone. A sweep or a minor repair can be bundled on the same visit and is quoted as its own line.

What is the difference between a Level 1 and Level 2 fireplace inspection?
Level 1 covers the readily accessible parts of the fireplace and chimney and fits a system used the same way with no problems. Level 2 adds a video scan of the flue plus accessible attics, crawl spaces and the exterior, and applies on a sale, after a chimney fire or when the appliance or fuel changes.
Do I need a fireplace inspection to sell my house in Northeast Ohio?
NFPA 211 calls for a Level 2 inspection on any sale or transfer. It is not a state law, but buyers, agents and insurers ask for it more every year, and a clean video report takes the fireplace out of the negotiation.
Does a gas fireplace need an inspection?
Yes, every year. Gas units develop leaks at fittings, pilot assemblies clog, and venting can separate inside the wall where nobody sees it. We leak test, check the venting and glass barrier and measure carbon monoxide while it runs.
Did my home inspector already check the fireplace?
Probably only from the hearth. General home inspection standards do not include a camera scan of the flue, and most reports recommend a Level 2 by a chimney professional. That is the visit we perform.
How long does the inspection take?
A Level 1 usually takes under an hour. A Level 2 with the camera scan and exterior check runs longer, depending on chimney height and how many flues there are.
What does a fireplace inspection cost?
