What is included
A chimney rebuild that will outlast the roof around it
We treat a rebuild as new construction on top of an old house. Every step is chosen so the new stack does not repeat the failure of the old one.
- Level 2 inspection: flue camera and drone footage, so the decision to rebuild rests on evidence you can watch
- Tear down to sound masonry: brick removed course by course to where the mortar still bonds, often at the roofline, sometimes lower
- Brick matching: new or salvaged brick matched in size, color and hardness to the house, so the rebuild is not a different shade
- Flue liner: clay tiles reset with proper joints or an aluminum or stainless steel liner installed, with a bond break at the top
- Correct height: rebuilt to the three foot, two foot, ten foot rule so the chimney drafts and meets code
- New crown, flashing and cap: a poured concrete crown with overhang and drip edge, counter flashing cut into fresh joints, a stainless cap
- Permits and cleanup: building permit pulled where your city requires it, debris hauled, roof and yard left clean

Why some chimneys should not be repaired again
Rebuilding costs more than repointing, so we recommend it only when the code and the brick leave no honest alternative.
The height rule
NFPA 211 and the residential code require a chimney to rise at least three feet above where it passes through the roof and two feet above anything within ten feet. Short chimneys draft poorly, and a rebuild is the time to fix that.

Eight signs a chimney is past repair
One of these is a conversation. Three of them is a rebuild.
The stack leans
Sight up the chimney from two sides. Any visible lean means the mortar bed has failed on one face or the footing has moved. That does not repoint.
Widespread spalling
When a large share of the brick faces are gone rather than a handful, replacing them one at a time would disturb the rest.
Bricks that move by hand
If courses shift when pushed, the bond is gone. This is common at the top of the stack where the crown failed decades ago.
Water damage on more than one floor
Stains on the upstairs ceiling and the downstairs wall mean the chimney has been wet through for a long time.
Cracked flue tiles on camera
Liner damage plus failing masonry usually points to one rebuild with a new liner rather than two separate repairs.
Too short for the roof
Stacks cut down by a previous owner or buried by a roof addition do not meet the height rule. A rebuild corrects it.
Repairs that keep failing
When tuckpointing and patches last only a season or two, the structure underneath is no longer sound enough to hold them.
Wide gaps between the chimney and the house
A growing gap where the stack meets the siding means it is moving. That is a structural problem, not a caulk problem.

The size of the rebuild sets the number. These are the variables we walk through with you, and you get a firm written price before any work starts.
How far down it goes
Rebuilding from the roofline up is the most common job. Tearing down to the attic floor or the foundation is a much larger project with interior work.
Size, liner and brick
A tall two flue chimney with a new stainless liner and matched face brick costs more than a single flue stack with reset clay tiles.
Access and permits
Steep roofs, three story homes and tight lots need more staging. Permit and inspection fees vary by city and are always shown separately in the estimate.

Chimney rebuild questions, answered
What is the difference between a partial and a full chimney rebuild?
A partial rebuild takes the chimney down to sound masonry, usually near the roofline, and rebuilds from there. A full rebuild removes the stack to the attic, the firebox or the footing. Most Northeast Ohio rebuilds are partial, because the part above the roof takes all the weather.
How do you decide between repair and rebuild?
We look at how much brick has spalled, whether courses have lost bond, whether the stack leans, and what the flue camera shows. If the brick is sound and only the joints have failed, we recommend tuckpointing. If repairs would sit on loose masonry, we recommend rebuilding and show you why.
Do I need a permit for a chimney rebuild in Ohio?
Most Cleveland area municipalities require a building permit for masonry chimney work above the roof, and the Residential Code of Ohio sets the height, clearance and liner rules the inspector checks. We tell you what your city requires and handle the application.
Can you match the brick on my older home?
Usually yes. We salvage sound original brick where possible and source new brick that matches size, color range and hardness. Cleveland homes from the 1920s used softer brick, and we match the mortar to that too, so the rebuild ages with the house.
How long does a rebuild take?
A roofline rebuild on a single flue chimney is usually a day or two of masonry plus curing time. Full rebuilds and multi flue stacks take longer. Your written estimate includes the schedule and the weather window it depends on.
Will my fireplace work better after the rebuild?
Often it will. Rebuilding to the correct height, with a properly sized liner and a crown that does not leak, improves draft and ends the cold downdraft and smoke smell that come from a deteriorated stack.
