What is included
Flashing and cricket work that ends the leak
Chimney flashing is a system of overlapping metal, not a bead of sealant. Here is what a proper repair or replacement includes.
- Leak diagnosis: drone over the roof, moisture readings in the attic, camera in the flue, so we fix the actual entry point
- Step flashing: individual L shaped pieces woven into each shingle course along the sides of the chimney
- Counter flashing: metal let into a joint cut into the mortar and bent down over the step flashing, so water cannot get behind it
- Apron and back pan: a front apron over the shingles and a formed back pan on the uphill side
- Cricket installation: a framed and sheathed saddle behind chimneys wider than 30 inches, flashed and shingled to split water and snow around the stack
- Ice and water membrane: self adhering membrane under the flashing where lake effect snow piles up
- Mortar repair: the reglet repointed and any open joints near the roofline filled

Why it matters
Why chimney leaks get blamed on the wrong trade
The roofer says it is the chimney. The mason says it is the roof. Flashing sits between them and belongs to whoever understands both.
The cricket rule
The residential code requires a cricket behind any chimney more than 30 inches wide measured parallel to the ridge. Most fireplace chimneys in Northeast Ohio are wider than that, and many were built without one.

If the stain is within a few feet of the chimney, start here.
Stain that grows after a thaw
Ceiling stains beside the chimney that spread after snowmelt or a northwest rain point to flashing. Roof leaks show up elsewhere too.
Caulk and tar at the chimney base
Every black smear is a previous attempt. Sealant on top of flashing means nobody rebuilt it properly.
Counter flashing pulling away
Metal that was surface mounted and caulked to the brick face lifts within a few winters. If you can see a gap behind it, water can too.
Rusted or missing step flashing
Galvanized step flashing from the original build corrodes. New shingles laid over it without replacement leak from day one.
Wet attic sheathing behind the stack
Dark, delaminated plywood on the uphill side of the chimney is the signature of a missing cricket.
Open mortar at the roofline
The courses right above the roof stay wet longest. Failed joints there let water behind even good flashing.
Leak only in wind driven rain
If the ceiling stays dry in a gentle rain and leaks in a storm, water is being pushed behind loose flashing.
A wide chimney with no cricket
Chimneys wider than 30 inches need a cricket to split the water. Without one, snow and leaves pile up behind the stack.

A flashing repair and a full system with a cricket are different jobs. We show you which one you need, and you get a firm written price before any work starts.
Repair or full replacement
Resetting and resealing counter flashing on a chimney with sound step flashing is quick. Stripping everything back to the deck and rebuilding it is a longer day.
Cricket size and roof pitch
A cricket behind a wide chimney on a steep roof is a framed structure with its own shingles and valleys. A small saddle on a low pitch is much simpler.
Condition of the mortar and roof
If the joints at the roofline are shot or the shingles are brittle, that work is added so the new flashing has something solid to tie into.

Flashing and cricket questions, answered
My roofer says the leak is the chimney and the chimney company says it is the roof. Who is right?
Often both, because flashing is where the two meet. We diagnose with a drone, an attic check and a hose test, then repair the flashing and the masonry around it in one visit so there is nothing left to argue about.
What is a chimney cricket?
A cricket, or saddle, is a small peaked structure on the uphill side of the chimney. It splits water and snow so they run around the stack instead of piling against the back wall. Code requires one when the chimney is more than 30 inches wide.
Can you just reseal the flashing?
If the step and counter flashing are intact and only the sealant at the reglet has failed, yes, and we will tell you so. If the counter flashing was surface mounted or the step flashing has rusted through, sealing it again buys a season at best.
Do I need a new roof to fix the flashing?
No. Flashing can be replaced on an existing roof by lifting the shingles along the chimney. If your roof is near the end of its life we will say so, and the new flashing can be reused when the roof is done.
How long does chimney flashing and cricket installation take?
A counter flashing repair is usually a few hours. A full flashing replacement with a new cricket is typically a full day, weather permitting. Work stops in rain or on an icy roof.
Is a flashing leak covered by insurance?
Policies differ. Gradual leaks are often excluded while sudden storm damage may be covered. We provide the photos, findings and written estimate your adjuster will ask for, and you check the details with your carrier.
