Furniture takes more abuse per square inch than carpet and hides it better. An upholstery cleaning visit covers the whole piece, not just the seat cushions.
- Fabric identification and code check: we find the care tag, W, S, WS or X, and test the fiber for colorfastness in a hidden spot before choosing the method.
- Thorough vacuuming: crumbs, pet hair and grit are pulled from seams, under cushions and along the deck before any moisture is introduced.
- Pre treatment: ProSafe pre spray on arms, headrests and seat cushions where body oils build up, with dwell time to work.
- Hot water extraction: the upholstery tool on our extractor rinses the fabric with controlled heat and pressure and recovers the moisture immediately.
- Low moisture cleaning for delicate fibers: silk, velvet, rayon blends and S coded fabrics are cleaned with a solvent or dry foam method that will not shrink or water spot.

What happens on an upholstery cleaning visit
Tag check and spot test
We locate the cleaning code, test for colorfastness and check for loose seams or previous damage. Then you get a firm written price for each piece.
Dry soil removal and pre spray (per client request)
Everything gets vacuumed thoroughly, including under the cushions. Pre treatment goes on the soiled zones and sits.
Clean by the method the fabric needs
Hot water extraction for W and WS fabrics, because it gives the deepest clean of any method, low moisture for S coded pieces, vacuum and spot work only for X. Loose cushions are done on both sides. When a fabric needs a more delicate system, we help you choose what suits the piece.
Groom (per client request), dry, walk through
Nap is set, air movers run while we pack up, and we point out anything that may leave a faint shadow, like old ink or bleach spots.
The equipment we use
The same machines as our carpet work, with an upholstery tool on the end
Fabric needs controlled heat, controlled pressure and instant recovery. That takes real equipment, not a rental.
- EDIC Galaxy 2000 portable extractor: a 12 gallon, heat ready portable that goes to the piece, wherever it sits. It switches between gentle and deep heat cleaning as the fabric allows.
- Escape LX Plus truck mount: three LX vacuums producing 350 CFM and 17.5 inches of mercury of lift, with a 1,200 PSI solution pump regulated to 1,000 PSI and a 3.5 GPM pump out. On upholstery we turn the pressure down and let the vacuum do the work.
- Upholstery hand tool: a narrow, low splash head that rinses seams, welts and cushion faces without soaking the foam underneath.
- Plant based products: Puracy shampoo and ProSafe pre spray, low odor and pet safe, plus a low moisture method for fabrics that cannot take water.

Furniture is priced by the piece, and pieces vary a lot. Here is what we look at during the walk through, and you get a firm written price before any work starts.
Size and construction
A two cushion loveseat is a short job. A seven seat sectional with chaise and loose back pillows is most of an afternoon.
Fabric type
W coded synthetics clean fast with extraction. Silk, velvet and S coded natural fibers need slower low moisture work and more care.
Pet and odor treatment
Accidents that soaked into foam need enzyme treatment on the cushion core, which adds time and product.

Upholstery cleaning questions, answered
What kinds of furniture do you clean?
Sofas, loveseats, sectionals, recliners, armchairs, ottomans, dining chairs, headboards, mattresses and box springs. We also clean fabric office chairs and boat or RV cushions on request.
How long does upholstery take to dry?
Typically 2 to 6 hours. The cleaning method and an optional fabric protector application set the drying time. Hot water extraction on a synthetic fabric dries fastest. Thick cotton or a mattress runs toward the longer end. We leave air movers running while we finish up.
Do you steam clean upholstery?
We are asked this a lot, and the honest answer is no, we do not steam clean furniture. We use hot water extraction, which people often call steam cleaning because of the steam you see while we work. Actual steam would set stains and damage many fabrics.
Can you apply a fabric protector after cleaning?
Yes. A fabric protector is an optional add on that helps spills bead up instead of soaking in and makes the next cleaning easier. It adds a little to the dry time, and we quote it separately so you can decide piece by piece.
Can you clean leather?
Yes. Finished leather is cleaned and conditioned with products made for it, not with extraction. Suede and nubuck are evaluated piece by piece, and we will tell you honestly if a piece should go to a specialist.
Will upholstery cleaning get rid of pet odor in my couch?
In most cases, yes. Odor that has soaked into the foam core requires enzyme treatment and longer dwell time. If a cushion has been repeatedly saturated, replacing the foam insert may be the honest answer, and we will say so.
How often should upholstery be cleaned?
Once a year for a family room sofa or any piece pets use. Every 18 to 24 months for formal furniture that sees light use. Mattresses benefit from cleaning every year or two.
Is upholstery cleaning safe for kids and pets?
Yes. We use plant based Puracy shampoo and ProSafe pre spray, extract the solution back out, and the furniture is dry within hours. Nothing sticky or perfumed is left behind.
